A proposal to swap commercial zoning for a 150-home rental community near Germann and Power roads goes before the Queen Creek Town Council at its Wednesday, Oct. 7 meeting.
The project, called Summerwell Residences, would rezone about 16.8 acres from C-2 general commercial to medium density residential under a planned area development, according to the posted agenda. The site plan calls for 150 detached and attached single-family rental units, a community clubhouse and other amenities on land roughly 300 feet east of the northeast corner of Germann and Power roads.

The item is the only full public hearing on the agenda, meaning residents can speak before the council votes.
Money items on consent
Several large financial items are on the consent agenda, which the council approves in a single vote unless a member pulls one for separate discussion:
- Carry-forward budget: about $106.3 million moved from contingency into this fiscal year, including about $73.5 million for contracts and purchase orders already issued but not finished, and about $32.8 million for projects that were previously authorized but not yet under contract.
- Hawes Road: a project agreement with the Maricopa Association of Governments that would let the town seek reimbursement for the Hawes Road project between Rittenhouse Road and Jude Drive.
- Future bonds: a resolution stating the town's intent to repay itself from future bond sales for up to about $277.8 million in utility, roadway and other capital spending.
- Sierra Vista waterline: authority to acquire property along Sierra Vista Drive and Hashknife Draw Road in the Pinal County part of town, by gift, purchase or eminent domain if needed, for the Sierra Vista Waterline project.
